Getting started

Can I lease for short term ?

The rental quoted is for a minimum of one year lease.

We do offer short term rental of at lease 3 months (as stipulated by laws) at a premium above the quoted rate. The premium ranges from 10% to 40% depending on the number of months to be leased and on the specific room or apartment. Do contact us for an offer f you need to lease for shorter than 1 year.

Can I view the property remotely ?

Certainly.

Just let us know when you would like to do a virtual viewing and we will  setup a live video call to show you around.

Can I cook ?

All our kitchen are equipped with basic utensils for light cooking. Microwave oven and stove (either induction or gas) are standard furnishings.

To maintain a pleasant living environment for all, we discourage any oily and heavily-scented cooking in the apartments.

Can you remove some of the furniture as I like to provide my own ?

We cannot remove any furniture but you are welcome to bring pieces of furniture along if these can fit nicely within your room or apartment.

Are the condo amenities included in the rent ?

All tenants can enjoy the full range of amenities provided in the condo which may include swimming pool, squash and tennis court, gymnasium, BBQ pits, sauna etc. The actual amenities provided are listed in the property pages for rental.

Please note that some condominiums may charge usage fees for some amenities such as tennis court. Tenant is responsible to pay for such usage fee.

 

Is Wifi included in the rental ?

Wifi and fiber-based broadband service is included in the room rental for all co-living.

For family apartment, you will be billed directly by your selected internet service provider for the services you subscribed. Our customer service team can help you to subscriber to such services.

Is utility included in the rent ?

Utility is included in the room rental for co-living.

For family apartment, utility will be billed to you directly from service providers based on actual consumed.

What is the minimum rental duration ?

Our default rental period is one year and the rental quoted here is based on this lease period.

If you need a shorter lease, we can offer between 3 to 6 months at a rental rate higher than what is quoted here.  Do note that the minimum lease as stipulated by laws in Singapore is 3 months.

At the end of the lease period, you can choose to extend the lease on a monthly basis or for a stated term (quarterly or half-yearly).

We do provide a special rate for longer term extension of a year or longer.

Is housekeeping included in the rent ?

We will clean and tidy the common areas and common bathrooms in all our co-living apartments once a week. Our co-living tenants are expected to clean their own personal spaces (rooms and any attached bathrooms) and maintain a hygienic and pleasant living environment for all in the apartment.

Housekeeping is not included in the rent for all family apartments.

Do note that we do provide optional housekeeping packages should you need help with vacuuming, mopping, wash and change bed linen, laundry and ironing.

 

The unit I like is not available now. What can I do ?

You can contact us to put you in the queuing list for the rental unit. By doing so, we can also inform you should the unit becomes available earlier than scheduled.

Can I view before committing to a lease ?

Of course you can and indeed you should. Contact us to make a appointment for viewing. We will be pleased to show you around and explain the facilities and amenities that are available.

What are the house rules ?

We would expect all tenants to be considerate to one another, show due care with the facilities provided and be conscious not to waste electricity and water.

The house rules we have are essentially sets of common sense rules specific to each apartments to achieve the above purposes. Examples of some house rules are as given below.  Do ask for the compete set during the property viewing.

House Rules for Kitchen
a. Strictly no heavy/oily/strong-scented cooking allowed;
b. Always switch-on cooker hood when cooking;
c. Clean up table-top, appliances, utensils & sink immediately after cooking;
d. Mop the floor clean and dry after cooking (use detergent if oily);
e. Wipe away all smudges on MW, fridge, switches, table-top, etc.;
f. Throw away all bio-waste immediately;
g. Strictly keep to your allocated storage spaces in fridge and cabinets;
h. Wrap or cover-up your food in the fridge for hygiene reason.

What repair and maintenance am I expected to perform and/or pay for ?

Co-living tenants are only expected to keep their personal space (room and any attached bathroom) clean and hygienic and perform minor works such as replacing spoilt light bulbs and depleted batteries used within their personal space. We do not expect you to maintain or repair the air-con, dry clean the curtains nor pay for repairs of leaking pipes.

The maintenance expectations for family apartments are different from co-living and are stated in the lease agreement.

How do I declare the as-is condition of the room or apartment so that I will not be penalized for alleged damages?

We will conduct a joint inspection of the room / apartment with you upon moving in. The as-is condition will be documented with photos and description. Within the first week of moving-in, you can also inform us of additional conditions you found that you would like to be included in the as-is document.

This as-is document will then form the basis for inspection at the end of the lease.

What housekeeping packages are available for subscription ?

We provide the following optional housekeeping packages for our co-living tenants :

A.  Room housekeeping. This service is provided once a week and includes vacuuming and mopping of floor, wash and change bed linen and rugs, wipe down of all tops, clearing of rubbish and cleaning of any attached toilet.

Price : $120 per month for room-only and $180 for room with attached toilet.

B.  Ironing. This is performed once a week for a maximum of 10 pieces of garments.

Price : $80 per month.

Who can I contact for maintenance and support ?

You can Whatsapp our customer services hotline for all maintenance and support issues any time of the day. The Whatsapp number will be provided to you in the lease agreement.

We typically respond immediately and would attempt to resolve all issues within reasonable time frames to minimize inconvenience to you.

Can I request for a parking lot ?

Let us know if you need a parking lot.

Some condominiums allocate free parking lots to residents while others charge a monthly fee for every lot requested. In all cases, we will help you apply for a parking lot and charges you at cost (or no cost it free parking lot can be allocated) without overhead or sur-charge for the lot.

Can I own pet ?

Owning a pet may be allowed in a family apartment if the lease agreement explicitly state so. Please let us know prior to signing the lease agreement if you intend to keep a pet.

Keeping a pet in a co-living environment is not allowed.

What is the notice period I need to provide for early termination of my lease ?

Please provide us at least 30 days of notice for early termination. Please refer to your tenancy agreement for other stipulation (if any) specific to early termination.

Is there any additional fee I need to pay beside rent and security deposit ?

Absolutely no agent fee, no booking fee and no joining fee.

There is no hidden charges. Just rent, security deposit and the one time stamp duty as charged by IRAS.

Do I need to pay a security deposit ?

A one month deposit is required for the lease of co-living rooms.

For the lease of family apartment, a two month deposit is required.

The security deposit will be refunded at the end of the lease after an inspection of the co-living room / family apartment has been conducted. Any damage that is not attributed to reasonable wear and tear will be assessed and the repair cost deducted from the security deposit before the refund is made.

Do I need to pay the Singapore stamp duty for the lease ?

We can help you stamp the lease agreement but you will have to pay for the stamp duty, as charged by IRAS.

What documents must I prepare to enter into a lease agreement ?

For Singaporean, all you need is just your NRIC.

For non-Singaporeans, we need a copy of your passport  and your Singapore work permit or employment pass or a student pass, a dependent pass or a long-term social visit pass.
